Designed around your block, not a catalogue
A project builder starts with a floor plan and makes your land fit it. If your block is narrow, sloping, awkwardly oriented or has an easement through it, that becomes your problem to absorb — usually as a list of variations arriving after you've signed.
A custom build works the other way round. The design starts with the block: where the sun falls, where the street noise comes from, which rooms should face which way, what the setbacks genuinely allow. The house is shaped to the land rather than the land being apologised for.
Your architect, or our design team
Some builders will only build their own designs. Others will only build from plans you bring them. We do both — we design in-house when you want that handled, and we build from your architect's drawings when you already have someone you trust.
That matters because it keeps the decision yours. You are not forced into a design service to get a builder, or forced to find an architect because your builder won't draw.
Fixed price or cost plus
We contract both ways. A fixed price gives you one number to plan around, with the builder carrying the risk on movement. Cost plus means you pay the actual cost of the work plus an agreed margin — more visibility into where the money goes, and you carry more of the movement.
Neither is automatically the better deal. Which suits you depends on how settled the design is and how much certainty you need, and we would rather talk that through honestly than push everyone down the same path.
How a custom build runs
Design through handover typically runs eight to twelve months for a double-storey home, with the design and approval stage before that.
Design
We work through the block, the brief and the budget together, in-house or alongside your architect. Solutions come from homes we have actually built, so problems surface on paper rather than on site.
DA and Construction Certificate
We speak the council's language and handle the consultant documentation — surveys, engineering, BASIX — through to approval.
Construction
Built to the approved design with the site kept moving. You will know who is on site, what stage you are at and what is next.
Handover
Occupation Certificate, keys, and a walkthrough of everything you now own before you move in.

How long does a custom home take to build?
Around eight to twelve months on site for a double-storey home. Design and council approval happen before that, and how long they take depends on the complexity of the design and the council involved.
Can you build from my architect's plans?
Yes. We build from client-supplied drawings as readily as we build our own designs, and we'll work directly with your architect through construction.
Do you design the home as well?
Yes. We design in-house when you would rather have design and construction under one roof, which keeps the buildability conversation in the room from the start.
Do you offer fixed price contracts?

What is the difference between a custom builder and a project home builder?
