Two dwellings on land you already own

A dual occupancy puts two separate homes on a single block. People do it for one of three reasons: to sell one and substantially offset the cost of the other, to hold both and rent them, or to house two generations of a family close together but genuinely separate.

A duplex is the attached version — two homes sharing a common wall. Detached dual occupancy means two standalone houses on the one site. Which is possible depends on the block and the council controls, not on preference.

Torrens or strata — the decision that matters most

Torrens title subdivision gives each dwelling its own separate title, the same as any ordinary house. They can be sold entirely independently and generally hold their value better. The catch is that each resulting lot has to meet the council’s minimum size on its own, which not every block can do.

Strata title divides the building rather than the land. It is often achievable where Torrens is not, but the two lots stay tied together through a strata scheme. This decision affects resale value and needs settling early, because it shapes the design.

From feasibility to two titles

The first question is whether your block can carry two dwellings at all, and whether it can be subdivided Torrens or only strata. That gets answered before anything is designed.

Common Questions

What is the difference between a duplex and a dual occupancy?

Dual occupancy means two dwellings on one lot. A duplex is the attached form of it, where the two homes share a common wall. A detached dual occupancy is two separate houses on the same site.

Should I go Torrens title or strata title?

Torrens gives each dwelling its own independent title and generally the stronger resale position, but each new lot must meet the council minimum size on its own. Strata divides the building instead of the land and is often achievable where Torrens is not. We work out which your block supports before design starts.

What size block do I need?

It depends on your council’s controls and the zoning, and lot size alone does not decide it — frontage, existing site coverage, setbacks and easements all matter. That assessment is the first thing we do, before you commit to anything.

Can I sell one dwelling and keep the other?

With a Torrens title subdivision, yes — each home sits on its own title and can be sold independently. Under a strata scheme they can still be sold separately, but the two remain connected through the scheme.

Do you handle the subdivision as well as the build?

Yes. We take it from the feasibility assessment through design, council approval and construction to the registered subdivision, so you are not coordinating separate consultants yourself.

Is it cheaper than building two houses separately?

Generally yes. One land purchase, one set of approvals, one site establishment and both dwellings built in the same program — that is materially cheaper than two separate builds on two separate blocks.
