A knockdown rebuild means demolishing the house you have and building a new one on the same land. You keep the location, the school zone, the neighbours and the commute, and you avoid buying, selling and moving twice.
It makes most sense when the house is tired but the block is good: an older home that would need structural work, new services and a new layout before it felt right. At that point a renovation and a rebuild are worth pricing side by side.
We have built five knockdown rebuilds across Blacktown, Toongabbie, Girraween and Kellyville, managing the demolition, the approvals and the new home as one project.
One house down, two homes up
A knockdown does not have to end in one house. We also demolish a single home and build two in its place as a duplex or dual occupancy, so you can live in one and sell or rent the other.
Whether your block allows it depends on its size, frontage and the council controls, so it is worth checking before you design a single home.

How long does a knockdown rebuild take?
Construction takes around 6 months for a single storey home and 8 to 12 months for a double storey. Approval and demolition come before that, and approval time depends on the pathway and your council.
Do you handle the demolition?
Yes. We manage the demolition as part of the project, so you deal with one builder from approval through to handover rather than hiring a demolition contractor yourself.
Do you look after the approvals?
Yes. We handle the approvals, whether your project goes through complying development with a private certifier or a development application through council.
Can I use my own architect?
Yes. We design in-house, or we build from plans prepared by your own architect.
Do you build on fixed price or cost plus?
Both. A fixed price contract gives you certainty on the contract sum, while cost plus suits projects where the design and selections are still evolving.
Can I knock down one house and build two?
Often, if the block size, frontage and council controls allow it. We build duplexes and dual occupancies as knockdown rebuilds, and we check what your block allows before design work starts.
Is a knockdown rebuild cheaper than renovating?
It depends on how much of the house would need to change. Cosmetic updates are cheaper as a renovation. Once the work reaches structure, services and layout, a rebuild is worth pricing side by side, and you finish with a new home rather than an updated old one.
